Built in 2001 (24 years old).
Condition: Built in 2001, this condotel unit is 23 years old. While exceptionally well-maintained and clean, as expected for a hotel-style property, the kitchen (kitchenette) and bathroom styles reflect its original build year. The kitchenette features white shaker-style cabinets and granite countertops, and the bathroom has white tiled surrounds for the shower and soaking tub, which are functional but appear dated by current standards. The property is move-in ready with no immediate repairs needed, but cosmetic updates would be required to achieve a more modern aesthetic.

About this home

The Beach House, located on THE STRAND, is one of the few condotels (a condo hotel) located on the OCEAN in Southern California. Steps from the sand and an easy walk to downtown Hermosa Beach (Pier Avenue and Hermosa Avenue), where you'll find tons of great restaurants, shops, and entertainment. All the activities that make the beach so enjoyable and desirable are right out the front door! Spectators also enjoy the local and national volleyball tournaments and other sporting events, which are also offered in this location. There are 96 individually owned units at The Beach House. Owners can enjoy their unit 1-90 days a year, and when it's not being used by owners/owners' guests, they earn rental income. The income is split 50/50 with the management company. Each unit has a sleeping area with a king bed, desk, closet, bank of drawers, and nightstands. The bathroom offers a separate shower and large soaking tub, plus a spacious counter and sink. There is also a well-appointed and nicely sized living room with a fireplace, a large sofa that pulls out to offer a comfortable queen sleeper, a side chair, a coffee table, an end table, and lighting. In addition, there is a balcony with chairs and a table for outdoor enjoyment. A continental breakfast is available every day during your stay. Valet parking is offered to owners and guests. There is also bicycle/surfboard storage available if needed. The long-term staff are professional and pleasant, know the owners, and go above and beyond to make sure that everyone's stay is a great experience. Suppose you desire to have a multi-million dollar location with great beach town amenities at your fingertips, a lock-and-go concept, and the opportunity to collect rental income when not in personal use. In that case, this is the limited ideal opportunity for you! These units are not often available, as many owners are original owners. Happy to answer questions or show you this unique offering.

Pros & Cons

Pros

Prime Oceanfront Location: Situated directly on 'The Strand' in Hermosa Beach, offering unparalleled steps-to-sand access and a highly desirable oceanfront lifestyle, a rare find in Southern California.
Income-Generating Potential: Operates as a condotel, allowing owners to generate rental income through a 50/50 split with the management company when not in personal use, providing a unique investment opportunity.
Exceptional Walkability: An easy walk to downtown Hermosa Beach (Pier Avenue and Hermosa Avenue), providing convenient access to a vibrant array of restaurants, shops, and entertainment.
Comprehensive Hotel-Style Amenities: Offers a 'lock-and-go' concept with valuable services including daily continental breakfast, valet parking, bicycle/surfboard storage, and professional, long-term staff.
Vibrant Beach Lifestyle & Events: Direct access to beach activities, local and national volleyball tournaments, and other sporting events, enhancing the property's appeal for an active, engaging lifestyle.

Cons

Limited Owner Occupancy: The condotel model restricts personal owner use to a maximum of 90 days per year, which may not suit buyers seeking a full-time residence or extended personal stays.
High Association Fees: A substantial monthly association fee of $1279.0 is significant, especially for a 440 sqft unit, impacting the overall cost of ownership and potential net rental income.
No Explicit Ocean View from Unit: Despite its prime oceanfront location on The Strand, the property details indicate 'view: None', suggesting the specific unit may not offer direct ocean views, which could be a drawback for some buyers.
