Deal of the Century! Seller's big loss is your gain. Over $75k invested in nice improvements and NO HOA DUES for your first six months. Seller will credit in escrow! The Ultimate Penthouse Retreat with Views, Privacy, and Peace for the discerning buyer who values the best of locations. Perched atop the hill at the back of the complex, this rare, SINGLE LEVEL Penthouse offers a degree of serenity and privacy seldom found at this price point, with NO NEIGHBORS on three sides and NOBODY above. Soak in the sweeping, unobstructed views of the Bay, Mt. Tam, the Corte Madera creek and Piper Park from your private hilltop sanctuary. This one of a kind location is set way back, well off the street, with no cars roaring by, and with some of the best views in the entire complex. Extremely rare TWO CAR GARAGE parking, with TWO designated spots. Don't underestimate the inherent value of this! It's a MUST if you have two cars or plan on having guests, with plentiful street parking also, directly in front. Want to spend your weekends at home, not at Home Depot? Upgrades abound here, with new flooring, new carpets, new primary bath, new floors and vanity top in guest bath, newer windows and patio slider, new electrical panel, and a brand spanking new stacked washer/dryer INSIDE the unit, not in some hideous communal laundry room! Wood burning fireplace, BIG closets, large storage area below off Rec Room, with sauna, sparkling swimming pool and sun patio, plus your own private sun deck off the living room. One pet allowed with no restriction on weight. Well managed HOA has a history of consistent maintenance and planning without major assessments! This HOA offers smart residents greater security for predictable expenses. They've also just completed many building and property upgrades, which most other Greenbrae/Larkspur complexes WILL face in the near future. HOA pays for water, basic cable, internet and trash. This is a terrific value. Close to walking/bike paths, shopping center, restaurants, schools, parks, hospital and commute. Clean packet on file!
