Condition Analysis

OVERALL CONDITION SCORE

Fair
TeardownExcellent

Property is moderate renovation needed.

Built in 1978, the property has undergone a recent cosmetic refresh including new interior paint and select kitchen appliances (dishwasher and microwave). While move-in ready and well-maintained, the kitchen cabinetry, countertops, and bathrooms appear dated and do not reflect a full modern renovation. The property fits the 'fair' criteria as an aged home maintained through regular upkeep with major components showing signs of being outdated.

PROSSTRENGTHS & OPPORTUNITIES

  • Recent Interior Refresh

The property features brand-new interior paint and updated kitchen appliances, including a new dishwasher and microwave, providing a move-in-ready appeal.

  • Extensive Community Amenities

Located in the Huntington Landmark adult community, residents benefit from resort-style facilities including a pool, spa, clubhouse, tennis, and shuffleboard courts.

  • Superior Parking and Storage

The inclusion of a detached two-car garage is a significant advantage for a condominium, offering secure parking and additional storage space rarely found in similar units.

CONSRISKS & DEFICIENCIES

  • High Monthly Carrying Costs

The association fee of $625 per month is a substantial recurring expense that may impact the overall affordability for buyers on a fixed income.

  • Legacy Plumbing Considerations

The presence of old bar water piping in the living/dining area may require professional inspection or additional remodeling costs to fully modernize the open-concept space.
